Why It’s So Important to Stage Your Home

  • A real estate agent’s job is to help the customer find the best home for your budget, personal needs and desires.  When a home is properly staged, architectural details and special features of a home are played up that might otherwise be easily overlooked by a buyer.
  • Attractive listings are shown more often.  This means more market exposure for you, the seller.  This is critical for a quick and profitable house sale.  It’s also been shown that staged homes typically sell for about 5% more.
  • Staging gives you the edge: Staging a listing for sale in an area where the concept hasn’t caught on can give you an advantage, particularly if there are many unsold listings similar to yours on the market. Buyers gravitate toward listings that look good and are in move-in condition.  In major market areas, expert staging is much more prevalent and has even become an expectation.
  • Buyers are looking for value. When prices are flat or depressed, buyers need to perceive that the house is worth the asking price.  When a home is thoughtfully staged, it stands above the competition as a better opportunity for a buyer.
  • Buyers need to ‘see’ how wonderful it would be living in your home. Often buyers cannot envision themselves in your space.  A beautifully-staged, clutter-free home allows a potential buyer to see him or herself in their new home, without distracting furniture, accessories or colors.  Perhaps they’ll see how they might convert the smallest bedroom into a home office or use the upstairs loft as a playroom.  A clean, well-staged presentation gives buyers an enhanced vision and more options.
